NEIGHBORHOOD COVENANT INFORMATION FOR HOMEOWNERS

The whole reason for neighborhood covenants is to protect the investment first of the real estate developer and later of the individual homeowners.  By placing minimum requirements for property maintenance and reasonable standards for appearance and enhancement of properties, you should expect to be protected from having a homeowner in your neighborhood who negatively impacts the property values of all those around them.

Neighborhood covenants vary greatly from one neighborhood to the next, it is the homeowner's responsibility to uphold all the requirements of the covenant for the neighborhood in which he or she lives.  Failure to comply can result in the remaining members of the covenant suing the offending homeowner in civil court.

CITY ORDINANCES AND ZONING PROTECT PROPERTY VALUES
Property Value

The City has passed ordinances and zoning regulations which are enforced by the Chubbuck Police Department.  These minimum standards for property maintenance and structure use are intended to maximize property value and quality of life for all citizens.

Unfortunately, the City has to expend a considerabe amount of time and resources to monitor a minority of homeowners who feel that it is acceptable to have property that is unkept, littered with debris or in poor repair.  It is the City's position that the conscientious homeowner should not have to suffer the negative property value impact of his or her slovenly neighbor.
